How soon should I arrange my marketing appraisal and rental valuation?
The earliest possible date as the rental market is fast moving and may be subject to seasonal trends in your area. Also this is the time to consider property preparation and whether to go furnished or unfurnished.
What are your opening hours?
Our usual office reception hours are Monday to Friday 9.30 am to 5.00pm. However, please check details and any seasonal arrangements. Saturday is available for prebooked viewing and marketing appraisal appointments only (Whilst we do not have any general or tenancy administration staff available on Saturdays, a director is usually available for marketing appraisals). Please telephone to check or make arrangements for an appointment). Closed Sunday and Bank and Christmas holidays.
Do I need a prior appointment at your office?
Prior appointments during our usual opening hours above are not necessary for generally discussing your property to let or to arrange a marketing appraisal valuation. If you wish to discuss your tenancy arrangements in detail, we would advise that you make a prior appointment during our usual opening hours above with one of the directors who will be able to provide further more detailed specialist information to answer your queries.
When are you able to carry out valuation appointments?
We can usually arrange an appointment to suit your availability Monday to Saturday including early evening. If you are a new landlord, you may wish to allow up to an hour with our director to be able to give you impartial, independent and objective advice on how we can help you let your property.
I am just thinking of buy to let as an investment, how do I choose a property?
Choosing the right property is essential to successful lettings and our staff are here to provide specialist help with the whole process by discussing your objectives with you and identifying the characteristics of your preferred property.
What about Health and Safety requirements?
You will need to ensure that your property meets Health and Safety requirements for gas and electrical safety which may involve having checks and risk assessments on your property both before and during your tenancy. There are also consumer protection regulations concerning fire safety and smoke alarms. Our staff are able to provide detailed information so get in touch for more.
Is an inventory necessary?
We strongly recommend that all Landlords ensure that an inventory and schedule of condition is taken at the start of your tenancy. This document should be professionally prepared and be sufficiently detailed to provide evidence to confirm any replacements required or dilapidations at the end of the tenancy. This document will also be required to submit to the Deposit Protection SDervice in the event of any dispute. with the tenant.
For Landlords using our Letting and Management Service or Letting and Rent Services, we will arrnage the preparation of an inventory.
Do I need an Energy Performance Certificate?
All rental properties now require an Energy Performance Certificate to be legally compliant. This must be made available before we can advertise the property and for prospective tenants to view.
Are there any other requirements to consider to let my property?
You should also ensure that you have permission to let your property from your mortgage lender if applicable and you may wish to review your insurance requirements for a tenanted property.
Do I have to pay tax on the rent?
All landlords with property in the UK need to declare their income and expenses to the Inland Revenue for tax. You should discuss your personal tax position with your professional advisor.
I am overseas and not resident in the UK, what should I do?
You should contact your professional advisor and the Inland Revenue to confirm your arrangements and tax position. There is a scheme for non-resident landlords where the agent does not deduct tax when they receive the rental payments.
Are my tenants deposits protected?
All tenancy deposits taken by The Letting People are registered into the government approved scheme The Deposit Protection Service (DPS).
Do you provide mortgage valuations?
We are able to carry out a detailed market assessment and valuation for mortgage purposes. There is a fee for this service which is fully refundable on a successful letting by your The Letting People branch.
Can I re-use any information provided by The Letting People?
All information documents, photographs and tenancy agreements produced by The Letting People in regard to your tenancy are copyright protected by the copyright holders. The tenancy agreement prepared for your tenancy (and any other information documents supplied or photographs used) must not be sold, copied, adapted, distributed, used or re-used for a new tenancy without the copyright holders express written permission.
What if I have a complaint?
The Letting People are members of the UK Association of Letting Agents (UKALA). Our aim is to provide the very best standards of service by following the UKALA Code of Practice. This is available to view on www.ukala.org.uk. However, if you believe that we have not given you satisfactory service you should initially discuss your concerns with a representative of The Letting People.
